    LCCN, thank you for telling us about this program which takes place during April and May 2020, in the City of Lakewood California. Too bad the city of Cerritos, cannot reboot their Ret. city-wide program, we are supposed to be a Forefront City thinking ahead.

    City of La Palma, also has a monthly Awards program for it residents to display their fine homes.

    Some residents/staffers of Cerritos, remember Ret. Jamie Hamilton city of Cerritos planner, from yrs 2003 -2010, she used to annually produce a personal/ custom slideshow presentations of beautiful landscapes and Horticulture in and around Cerritos Dairy Valley, we all enjoyed viewing them during televised monthly Planning Commission Hearings. Today residents can still see them, they images are archived under Planning Commission. If anyone is home during this Virus era, not is the best time to view these images, as archived under Planning Commission Hearings online

    Remember, our voting was very low in March 2020, only about 26% voters, voted. Cerritos has 34,000 registered voters, only aprox 26% of that number exercised their rite to vote. Very poor for a city with 9 sq mls. Pride programs, along with NW Programs, help build interest back in to the community.

    Almost every chapter for a real estate transaction, either for sale by owner, Banks or realtors, can have some degree of corruption, scamming innocent buyers/ sellers.

    HOA: can be a hot-bed for a lot of non-disclosed entitlements, outdated CCR’S which is corruption, non deeded fees for records and so forth.

    MLS: another area which can plague corruption for the listing/ advertising a real estate contract. Do not believe everything because it says something in print, does not mean that it’s true or accurate. Buyers beware don’t trust the multiple listing service, plus each chapter has unique Bylaws. How many times, has escrow fallen apart because of non disclosures of non qualifying for mortgages. Now take this one step further, sex and drugs can also be road map to corruptions.

    Home Warranty Ins- lies and freeways of Ins. Bad Faith, as warranties are not for the buyer, but money making for Hungry Ins carriers.

    Calculations- in world of computerization, but many contracts are rittled with small mistakes which snow balls when property taxes are due.

    Fees, commissions, booking keep filing fees, taxes, points, copying fees, advertising fees, staging fees, origination fees can all lead to in house scams.

    Lease, rents, sellers lease back, security fees, credit report fees, rent to own, ground leases, sandwich leases, can all have scams and corruption, which can lead to small claims court hearings.

    Inspections-Appraisals can be one side, on the side of COE and not representing all parties. With the era of partial flips, beware of properties which have not gone thru engineering reports, permits, & final inspections by state, county and city. Half baked flips, such as seen on TV programs, can cost both the buyers/ sellers in many legal lawsuits.
